Our house rules
  • Personal check-in/check-out with the property management.
  • No parties are allowed.
  • Smoking is only permitted outside not indoors.
  • Pets are not allowed.
  • Please let us know if you have additional guests in advance.
  • Your holiday home is in a residential area, therefore quiet hours start at 10 pm.
  • BBQ grill: You can use the BBQ grill during your stay. Please clean it thoroughly before you leave. If you do not want to clean the grill yourself, we can do this for you for a fee of $50.
  • Propane gas bottle: If the grill's gas bottle is empty, you can find a replacement bottle in the garage. We ask you to replace them. Otherwise you will be charged $ 45.
Is there a fixed arrival day?

You can arrive on any given day, if the villa is available.

Is there a minimum booking period?

Yes. The minimum booking period is 7 days. If you want to stay less than 7 days, please make a booking request via the website of the respective villa.

Do we get a rental agreement?

After you have booked a villa via our website, you will receive a booking confirmation by email, including price information and payment terms. This booking confirmation constitutes a rental agreement. Our General Terms and Conditions published on our website form an integral part of the rental agreement.

Can we rent a boat together with the villa?

Yes, you can also rent boats on our website. In general, you can rent a boat with every villa. If you booked a villa without access to water, we can offer a boat located at the harbor or at any other pier.

Can anyone drive a boat in Florida?

A boat license is generally not necessary. All boaters born on or after January 1, 1988 and do not have a valid boating license, need a Florida Boater Education Card: boating education course
The boat driver must have a valid car driving license.

Do we have to make a deposit?

A 20% deposit of the rental price is required to secure your dates. After booking via our website this amount is payable within 5 days. We will confirm receipt of your deposit by email.

When is the final amount due?

The final amount is payable 60 days prior to you arrival and must have been credited to our account by then. We will confirm receipt of your payment by email.

Is the rental price subject to taxes?

No! Our prices include all taxes.

How do we get into our villa?

All our villas have a door code. You will receive an email with the lock box code and address two weeks before arrival. Thus, you are very flexible and can arrive very late.

Is there a local contact person?

Yes, our property management will advise you on all general questions concerning your vacation, the villa, and our boats at any time. We are happy to assist you when ever possible.

At what time can we check in on the arrival day?

On the arrival day, the villa is available to you from 4.00 p.m. An early check in is only possible in coordination with the villa management.

At what time do we have to check out on the departure day?

Please check out until 10 am. Late check out is possible in coordination with the villa management.

How will electricity be charged?

Electricity will be charged by consumption. The power meter will be read together with the villa management upon check in and check out and your consumption recorded and deducted from your deposit.

When do we get our deposit back?

We will return your deposition as soon as possible after the end of your vacation. If we have all necessary account information, the remaining amount of your deposit will be transferred to your bank account within 5 days at the latest. Your money might even arrive before you have returned home.

Do we need a travel cancellation insurance?

Although a travel cancellation insurance is not mandatory, we recommend it. It protects you in cases of unexpected circumstances and covers the cancellation fees for the villa, flights, rental car, and boat. We are happy to assist you with the insurance.

What happens if we have to cancel our booking?

In this case, our cancellation conditions apply. Please refer to our General Terms and Conditions Point 7. If you have a travel cancellation insurance, we will provide you with all necessary documents for your insurance.
